122 SALTRAM CRESCENT, LONDON W10 - OCTAVIA HOUSING

This unusually narrow site called for design ingenuity. At 3.4m wide it previously formed access to a land-locked industrial site, which was purchased and developed for social housing by Octavia, when this patch of land was left off. It stood unused and derelict since 1997. It awkwardly sits at the break point between a row of terraced houses, flanked by an incongruous commercial building, and solid brick walls of rear gardens. Set in a low grade urban context it nevertheless was difficult to navigate in design terms. Among its idiosyncrasies were the oblique angle at which it sits to its frontage and the strict height limit to its west flank. This is why the front wall of the ground floor of the proposed three bedroom house was set parallel to the street line, and the first floor front wall square to the axis of the site. The proposal was designed to minimise its impact on the adjacent properties. The ground floor level has been lowered into the ground and green roofs used to provide visual backdrop to the adjacent gardens.
